General Terms and Conditions
These general terms and conditions apply to bookings and rentals of the holiday home B-Lodge, Kirchbach 182 in 9632 Kirchbach.
We hope you have a pleasant stay!
- Booking
- Tenants shall receive a booking confirmation by email together with an invoice for paying the deposit.
- An advance of 50% of the rent must be paid within 7 days after receipt of this booking confirmation. The booking is final once the advance has been paid. By making a booking, you accept to be bound by these general terms and conditions. If payment is not received within 7 days, the provisional booking shall be cancelled.
- Payments
- The balance of the rent + advance must be received no later than 6 weeks before the start of the rental period. If the balance has not been paid, the tenant shall receive an email with the request to pay the amount within 5 working days. If the payment is not made by then, the booking shall be cancelled without repayment of the deposit paid.
- When booking within 6 weeks before the start of the rental period, you must pay the total rental cost + deposit immediately.
- In the event of a departure earlier than planned, regardless of the reason or cause, the rent paid and any additional costs shall not be reimbursed.
- Rental costs
- The total rent incl VAT consists of:
- rental of the property
- bed and bath linen
- final cleaning
- wireless internet
- electricity and water consumption, wood
- tourist tax
- When you leave the property, it must be tidy and clean. Any household appliances used (oven, hob and barbecue) must be cleaned. If the cleaning is found to be lacking, an additional cleaning fee of €25/h may be charged.
- Deposit
- The tenant must pay the deposit of €500 no later than 6 weeks before the start of the rental period.
- The deposit shall be refunded after deduction of any damage and other unforeseen costs caused or created by the tenant within 14 days after departure date of the tenant.
- Liability
- As the landlord, we accept no liability for theft, loss or damage of or to goods or persons, of whatever nature, during or as a result of your stay in the holiday home. We therefore recommend that you take out a legal liability insurance and /or travel insurance where this liability is covered.
- As the landlord, we cannot be held liable for malfunctions in the service or defects in services provided by third parties.
- The tenant is liable for all loss and/or damage to the rented accommodation and/or other property of the landlord arising during its use as caused by you and/or other users, regardless of whether this is the result of acts or omissions of yourself and/or third parties who are in the house with your permission.
- All damage must be reported by the tenant to the landlord by e-mail when leaving the house.
- Any complaints from the tenant stating that the property and/or its contents are not in accordance with the description on the website or are in a poor state of maintenance, must be sent to the landlord by email within 24 hours upon arrival of the tenant.
- Cancellation policy
- The tenant can cancel free of charge within a cooling-off period of 7 days after making the booking.
- In the event of cancellation by the tenant, the tenant shall owe the following percentages of the travel sum (these also apply in the event of cancellation due to force majeure):
- In the event of cancellation up to 30 days before the day of arrival: 50% of the total rental price.
- In the event of cancellation within 30 days before the day of arrival: the total rental price.
- The cancellation conditions shall still apply when the stay cannot take place due to measures imposed by the Austrian government and/or another government agency, or due to other circumstances, beyond the control of the landlord such as risk of war, fire, floods and blockades. We therefore advise you to take out travel and/or cancellation insurance with your insurance company.
- Any change or cancellation by the tenant must be communicated at all times via email
- Cancellation by the landlord:
- If circumstances force the landlord to cancel the stay, the tenant shall be notified immediately, and the rental agreement shall no longer apply. In that case, the landlord shall refund the amount already paid by the tenant within 48 hours after the aforementioned notification to the tenant. In this case, the tenant has no further or other rights than to reclaim the sums already paid and therefore expressly waives any further rights.
- The landlord reserves the right to cancel the rental agreement in the event of inaccuracy of the personal data provided.
- House rules
- The tenant must leave the house by 10.00 AM at the latest
- Pets are not allowed
- Smoking inside the holiday home or on the balcony is not allowed. If it is discovered that people have been smoking inside the house, a further amount shall be deducted from the deposit.
- The holiday home is not rented for parties and for excessive drinking.
- The tenant shall not let/sublet the holiday home to others than those indicated at the time of booking.
- The tenant undertakes to treat the rented property with due care and to deliver it in the same condition as it was at the start of the rental period.
- The house is suitable for up to 8 people. If this is exceeded, access to the property shall be denied without refund or compensation.
- B-Lodge reserves the right to refuse bookings that deviate from this policy without stating the reason.
- Household waste must be sorted correctly in the bins provided for this purpose.
- The house has a wood stove. The wood stove must be handled with care. Please follow the instructions you shall find in the property.
- Complaints
- Complaints related to the contents and damage or defects (existing or otherwise) must be reported immediately by email, so that the landlord can address them as quickly as possible. If the tenant does not report the issue, they shall not be entitled to any refund.
- Privacy
- Your personal data shall be used for the registration with the municipality for the purpose of paying tourist tax. In all other cases, we shall provide your personal data to the local authorities at their first request.
